Low Season – Room Only (No cooked breakfast/self-check in)
From 1st November 2025 to 28th February 2026 we offer room only at a reduced rate (starting from £63 a night for single occupancy). Our conditions for this period are:
- Self-check in, instructions given on booking.
- Room only (no access to other areas, including dining/breakfast room and garden).
- Minimum booking of 2 nights.
- If booked through Airbnb, payment for the booking will be administered by them. If booked with Booking.com, over the telephone or through our website, we send an automated message 3 days before requesting payment using ‘Stripe,’ our secure payment provider.
- No room servicing, except for bookings of 5 nights or more.
- Self-check in after 4pm on the day of arrival. No early self-check in or parking on the forecourt before 4pm on the day of arrival (There is ample car parking on the road or in Wareham if you arrive earlier).
- Self-check out by 10.00am on the day of departure. Please leave keys visible in the room on departure. Place all towels in the shower, including robes and reusable slippers if staying in the Spoonbill Room.
- Kettle in the room with a supply of tea bags, coffee, sugar sticks to last the duration of the stay.
- Fridge within the room, guests supply own milk.
- Strictly no hot takeaway food to be consumed in the room or other areas, including the dining/breakfast room (There are many eating establishments close by in Wareham).
- Enough towels supplied for the duration of the stay. Each room has a heated towel rail to dry towels, which is on a timer.
- Robes and reusable slippers available in Spoonbill guest room only.
- Hairdryer and Smart TV in each room.
- Guest Information Book, and QR code to upload local places to eat and visit.
- Please respect our home, family and neighbours by keeping the noise to a minimum after 8pm.
- We reserve the right to enter any room if we feel that there is an emergency, maintenance or safety issue.
Check in and Departure Times (High Season)
Check in is between 16.00 and 19.00. We request that guests give us an approximate time of arrival and let us know where possible if there are any changes. We ask that guests vacate the rooms by 10.30am on the day of departure.
Booking and Payment
By booking a room(s) at Spurwing Guest House, you are agreeing that you and all members of your party agree to and are bound by the Terms and Conditions. Your reservation is made with Spurwing Guest House and represents a legally binding contract between you and Spurwing Guest House.
A deposit equal to one night’s stay per room booked is required to guarantee a booking. Online booking with secure payment powered by Stripe is available using the Pay Now feature on our website. We accept Visa, Mastercard, American Express, ApplePay and GooglePay. A request for full booking balance will be emailed in an automated message 3 days before arrival. We operate a minimum 2 night policy.
Cancellation Policy
A fourteen day notice of cancellation is required for a refund. If a cancellation occurs within fourteen days of arrival the deposit will not be refunded but we will offer to move your booking to a future date, subject to availability. We strongly advise that you have travel insurance to cover you if you need to cancel. In the event of a no show the full cost of the booking is charged.
Guest Rooms and Quiet Times
We kindly ask that takeaway food is not eaten in our guest rooms. To conserve energy, please turn off all lights and fans when you are not in the room, day or night. In the colder months, please turn the radiators down or off when not in the room. Please respect the hosts and other guests by observing the quiet times between the hours of 8pm and 7am. We reserve the right to enter any room if we feel that there is an emergency, maintenance or safety issue.
Children
We accommodate children 6 years and over. A child aged 14 years and over is classed as an adult on our room rates.
Pets
We regret that we do not accommodate pets but by law we do accept assistance dogs. We have a friendly cat and we endeavour to keep her away from the guests. For this reason, the guest house may not be suitable for anyone with a severe cat allergy.
Circumstances Beyond Our Control (Force Majeure)
We cannot accept responsibility for unforeseen circumstances beyond our control. These include (but not limited to) adverse weather conditions, fire, riot, war, terrorist activity (or threat of such activity), industrial dispute, natural disaster, or injuries or death of an individual(s) through accidental circumstances unconnected with Spurwing Guest House.
Damage
We reserve the right to charge for any damage or loss caused by yourself or a member of your party for the replacement, cleaning or repair of the item(s) belonging to Spurwing Guest House, damaged either wilfully or because reasonable precautions have not been taken. By making a booking you are accepting responsibility for any damage or loss caused by yourself or a member of your party. Full payment for any such damage or loss must be paid to the provider upon demand.
Insurance
We do advise holiday insurance in case of the unexpected.
Parking and Bicycle Storage
There is free car parking available on the driveway, however we cannot accept any liability for any damage or theft to vehicles while parked within our grounds. Equally we can not accept any liability for any damage or theft to a bicycle stored in our locked garage.
Medical Conditions
Please let us know at the time of booking if you or any member of your party has a medical condition or disability which may affect your stay. If known we can make provision for the particular need(s) of the person, or advise you if we are unable to make such provision.
Lost Keys
On arrival, you will be given a key and front/side door key. It is your responsibility to ensure safety of your keys and key ring and return them at the end of your stay on check out. Loss of keys will be subject to a lost key charge of £20.
Non-Smoking Policy
Smoking indoors and outdoors at Spurwing Guest House is strictly not permitted, including electronic cigarettes or vaporisers. A minimum penalty of £100 may be charged for smoking at Spurwing Guest House. The lighting of candles in the guest rooms is not permitted.
Garden
Our back garden is to be enjoyed by all our guests. Please be aware that we have a fish pond. All children MUST be accompanied by an adult at all times when in the garden.
